IT'S MANUFACTURING AS A SECONDARY USE.
SO THAT MEANS THAT THE, THE PARTS ARE BUILT SOMEWHERE ELSE AND THEN THEY'RE DOING MINOR CHANGES TO IT.
UM, IT ALSO WOULD ALLOW FOR OTHER COMMERCIAL TYPE USES AS WELL AS THE CHURCH.
THEY'RE JUST EXPANDING THE ABILITY TO USE THE PROPERTY.
UM, THIS REQUEST WAS REVIEWED BY THE PLANNING AND ZONING COMMISSION AT THE NOVEMBER 11TH MEETING, AND THEY DID HAVE SOME CONCERNS ABOUT THE MANUFACTURING AND MAKING SURE IT WAS AN APPROPRIATE USE NEXT TO RESIDENTIAL.
UM, WE WORKED WITH THE APPLICANT TO COME UP WITH SOME ADDITIONAL LANGUAGE TO, UM, HELP THE COMMISSION FEEL MORE COMFORTABLE.
SO WE ADDED, UM, HOURS OF OPERATION.
UM, THAT WOULD ONLY APPLY TO THE COMMERCIAL USE IS NOT NECESSARILY THE CHURCH.
AND UM, WE ALSO PROHIBITED THINGS LIKE OUTDOOR MANUFACTURING AND THAT IS YOUR PRIMARY USE.
UM, THE APPLICANT DID DO A REALLY GOOD JOB MEETING

I'M REPRESENTING HEADWATER COMMERCIAL AND NORTHPOINT CHURCH.
JUST WANTED TO PROVIDE A LITTLE BIT MORE ABOUT THE APPLICANTS AND OUR THOUGHT PROCESS THROUGH THIS MINOR PUTT APPLICATION.
HEADWATER COMMERCIALS BASED IN GEORGETOWN.
THEY'VE DONE QUITE A FEW PROJECTS IN THE GREATER AUSTIN AREA, INCLUDING ROUND ROCK AND LEANDER.
RECENT PROJECT WAS WOODGATE OFF OF AIRPORT BOULEVARD IN GEORGETOWN.
THE NORTHPOINT CHURCH IS THE OWNER OF THE SITE IN QUESTION OFF OF EAST CRYSTAL FALLS PARKWAY.
AND, AND LIKE ROBIN SAID, THEY'VE BEEN PLANNING FOR A WHILE TO DO A CHURCH AND UNFORTUNATELY CONSTRUCTION COSTS, INTEREST RATES HAVE JUST CONTINUED TO INCREASE.
SO THIS WAS A DECISION TO ADD SOME LOCAL OFFICE AND REALLY OFFSET THE CONSTRUCTION COST OF THEIR CHURCH.
THEY'RE STILL PLANNING TO BUILD A CHURCH ON THIS SITE.
WE REVIEWED THE AREA AND KIND OF TRYING TO FIGURE OUT, DECIDING WHAT KIND OF BASE ZONING WE WANTED TO DO.
UM, THE PEACH COLORED TRACK IS, IS NORTH POINT.
AND THEN AS YOU CAN SEE, THERE'S ALL THE WAY UP TO HEAVY COMMERCIAL IN THIS CORRIDOR BETWEEN 180 3 AND RONALD REAGAN TO KIND OF CONFORM WITH THE COMMERCIALS SITES ON THE WEST AND EAST.
WE'RE ASKING FOR A BASE ZONING OF LOCAL COMMERCIAL AND WE'RE ASKING FOR THE SECONDARY USE OF ASSEMBLY AND FABRICATION, BUT CREATING BUFFERS AROUND THE RESIDENTS AND MAKING SURE THAT THEY'RE NOT AFFECTED AND THAT THIS REALLY IS A SECONDARY USE.
