I'M REPORTING ON THE ACTION TAKEN BY THE CITY COUNCIL ON APRIL 4TH ON ITEMS THAT WERE FORWARDED FROM THE PLANNING AND ZONING COMMISSION. UM, THEY CONDUCTED PUBLIC HEARINGS FOR THE TIGER MOUNTAIN PUD, OAKMONT, PUD, AND THE HERO WAY AND MAIN STREET MEDICAL OFFICE PUD. UM, ALL THREE WERE APPROVED AT THE FIRST READING. THERE WERE SOME AMENDMENTS TO THE HERO WAY AND MAIN STREET. UM, AND THANK YOU. UM, THEY DID CHANGE THEIR REQUEST, SO THEY WERE NO LONGER ASKING FOR THE GENERAL COMMERCIAL BASE DISTRICT. THEY CHANGED IT TO THE LC TWO A AND INCLUDED A CONDITION, UM, TO ALLOW THE LIQUOR STORE, BUT HAD A, A MINIMUM SQUARE FOOTAGE REQUIREMENT. SO IT'S A BIGGER STORE TO ENSURE IT WAS A HIGHER QUALITY LIQUOR STORE. UM, THEY DID GO DOOR TO DOOR AND REMAIL NOTICES OUT TO THE PUBLIC. THEY ACTUALLY HAD SIX, UH, PEOPLE SUBMIT COMMENTS IN SUPPORT AND ONLY ONE OPPOSED, AND NO ONE CAME AND SPOKE AGAINST THE CASE. SO THE COUNCIL DID, UM, APPROVE THAT REQUEST. UM, THEY ALSO COMPLETED THE PUBLIC HEARING FOR THE VALOR SCHOOLS, UM, AND THEY APPROVED THE CONCEPT PLAN AND PRELIMINARY PLAT. I DID WANNA LET Y'ALL KNOW THAT THE PARKLAND DEDICATION ORDINANCE AMENDMENT WAS, IS ON THE AGENDA FOR NEXT WEEK, BUT THEY, WE ARE POSTPONING IT BECAUSE THEY GOT FEEDBACK FROM THE HBA AND THEY WANNA LOOK AT CHANGING HOW THE FEE IS CALCULATED AND WE FELT LIKE THAT NEEDS TO COME BACK TO THE COMMISSION AS WELL. SO THAT'LL PROBABLY BE IN THE NEXT COUPLE MONTHS. WE'LL SEE THAT ONE AGAIN. FOLLOWING THAT, THERE WAS AN ERROR THAT WE IDENTIFIED IN THE ZONING REQUEST, THE PROPERTY THAT IS ALONG JOURNEY PARKWAY. UM, SO OKAY, THIS SECTION RIGHT HERE WAS PROVIDED A SINGLE FAMILY AND OUR PREVIOUS REQUEST AND IT WAS JUST AN ERROR IN THE MAP, BUT WHEN WE NOTICED THAT ERROR, WE DID ALSO NOTICE THAT UM, THERE WAS AN ERROR IN THE NOTIFICATION, SO WE HAD TO REDO THE NOTIFICATION. SO THAT'S WHY THEY'RE COMING BACK WITH A REQUEST TO MAKE SURE THAT THEY APPROVE WHATEVER THE COUNCIL'S RECOMMENDING. YEAH. COUNCIL CAN WANT IT, BUT I'M JUST SAYING THAT MY PREFERENCE TOO IS I STILL LIKED IT THE WAY IT WAS, SO, AND COUNCIL HAS THE FINAL DECISION. I DON'T, I'M JUST LETTING YOU KNOW MY THOUGHTS ON IT. NOT TO MENTION, I THINK MY CONCERN WITH ADDING 580 MORE HOUSES, A TRAFFIC FLOW IN RONALD REAGAN AND JOURNEY WAY NEEDS TO BE IMPROVED. BUT BASED ON WHAT I SAW FROM WHAT YOU HAD PRESENTED WITH SOME OF YOUR, YOU KNOW, POTENTIAL PLAT, YOU KNOW, MAPPING AND PLANS OF THE DEVELOPMENT, THERE WAS GONNA BE SOME, SOME CUT THROUGHS AND SOME I THINK ADDITIONS WITH STREETS THAT COULD ACTUALLY ACTUALLY ENHANCE THE FLOW OF TRAFFIC IN, AROUND THE AREA. ESPECIALLY PEOPLE PARENTS LIKE MYSELF WHO HAVE TO LEAVE THAT MIDDLE SCHOOL DURING RUSH HOUR, WHICH IS A NIGHTMARE. UM, BUT, YOU KNOW, TO, TO HIS POINT ABOUT LOCAL COMMERCIAL, UM, MY, MY CONCERN WITH, WITH APPROVING THIS, UM, AND I, AND I STILL SUPPORT MAJORITY OF IT, BUT MY ISSUE WITH THE LOCAL COMMERCIAL BEING THAT CLOSE TO AN ELEMENTARY SCHOOL, UM, AND EVEN A MIDDLE SCHOOL, IS THAT LOCAL, LOCAL COMMERCIAL ALLOWS FOR GROCERY, UH, IT ALSO ALLOWS FOR CONVENIENCE STORE OR PHARMACY AND ALL THREE OF THOSE ESTABLISHMENTS CAN SELL, UM, YOU KNOW, BEER AND WINE AND TOBACCO PRODUCTS. AND SO IF, IF WE APPROVE THIS OR WE ALLOW FOR THIS, I WOULD PREFER AN EXCEPTION PUT IN PLACE THAT DOES NOT ALLOW FOR THE, UH, ESTABLISHMENT OF A, OF A GROCERY CONVENIENCE STORE OR PHARMACY IN THE LOCAL COMMERCIAL IN THIS AREA. IF I COULD ANSWER THAT, YEAH, THEY'RE NOT DOING A P SO THERE WOULD BE NO LIMITATIONS ON THEIR REQUEST. IT WOULD BE A STRAIGHT ZONING. UNDERSTOOD. AND THEY WOULD ALSO HAVE TO MEET, UM, TABC REQUIREMENTS. WELL, TABC REQUIRES 300 FEET WITHIN THE SCHOOL, AND SO WE AS A CITY CAN ADOPT THAT. WE CAN UNDER UNIQUE CIRCUMSTANCES OR WE CAN DECIDE TO MAKE THAT UP TO A THOUSAND FEET. SO, UH, I WOULD CERTAINLY EXPECT THE CITY TO HAVE SOME SORT OF RESTRICTION OF 300 FEET FROM THE SCHOOL, BUT I WOULD PREFER A THOUSAND FOOT DISTANCE. SO IF WE CAN'T, IF WE CAN'T AT LEAST ADHERE TO A THOUSAND FEET, UM, FROM THE, FROM THE SCHOOL, THEN I'D SAY THEN, THEN, THEN NO, NO GO AT THAT POINT. SO IF, IF THAT'S SOMETHING WE CAN SAY TONIGHT THAT IT NEEDS TO BE AT LEAST A THOUSAND FEET, THEN WE CAN APPROVE IT, THEN I'D BE FINE WITH THAT. BUT IF IT'S NOT THEN, THEN I, I'M, I'M IN THE SAME, YOU KNOW, COURT AS COMMISSIONER MAYHAN, IT WOULDN'T BE SOMETHING THAT YOU COULD RECOMMEND.
