PEOPLE TODAY WANNA LIVE IN PLACES THAT HAVE ACTIVITY GOING ON, AND BEING ABLE TO HAVE THE WALKABLE RETAIL THAT IS OFFERED AT THE HEB AND THE SHOPPING CENTER.
AND THEN THE ADDITIONAL RETAIL THAT WE'RE, WE'VE TALKED ABOUT WITH YOU RECENTLY IS ONE OF THE BIG REASONS WHY WE'RE STANDING HERE TALKING TO YOU.
I MENTIONED AT, PROBABLY AT THE BEGINNING WHEN WE MET, BUT EMBRY IS, WE'RE A BIG SHOP, BUT WE'RE ALSO A SMALL SHOP.

SO THE TEXAS HOU HOUSING FOUNDATION ESSENTIALLY ENTERS INTO AN AGREEMENT WITH THE CITY.
WE IN TURN, ENTER INTO AGREEMENT WITH THE TEXAS HOUSING FOUNDATION, AND I'M PARAPHRASING AND THEY CAN CORRECT ME, BUT TEXAS HOUSING FOUNDATION IS KIND OF THE, UM, THE POLICE OF THE DEAL.
THEY MAKE SURE THAT WE ARE LIVING BY ALL THE STANDARDS THAT WE'VE COMMITTED TO, AND THEN ON ANNUAL BASIS, THEY TURN AROUND AND THEY REPORT TO THE CITY AND SAY, YES, AMBRY IS, THEY'VE LIVED, THEY'VE PROVIDED THE 50% ATTAINABLE HOUSING.
THIS IS THE NUMBERS, AND THEY KIND OF GIVE A BRIEF REPORT.

WE TALKED ABOUT PRIMARILY THIS PROJECT, WE ALSO TALKED ABOUT THE FUTURE THAT BARHOP IS WORKING WITH BARHOP AND NOLES IS WORKING WITH BARKLEY ON FUTURE PROJECTS.
BUT WE'RE REALLY JUST TRYING TO FOCUS ON THIS BAR WE PROJECT AS FAR AS ISOLATING IT JUST TO THAT MULTI-PROJECT AND ABOUT BEING ABLE TO SPUR, HELPING SPUR THE NEW RETAIL DEVELOPMENT.
SO JUST WANNA MAKE SURE AGAIN THAT THE, THE ASK AND THE, AND THE WHY ARE CLEAR.
SO CAN YOU JUST SAY OUT LOUD WHAT THE ASK IS, WHAT EXACTLY THE ASK IS? YEAH.
IT'S A TAX EXEMPTION FOR THE MULTIFAMILY FOR THIS PARTICULAR PHASE, NOT THE PHASE TWO OF THE FUTURE TOWN HOMES, NOT THE PROJECTS, YOU KNOW, THAT ARE PROPOSED AND ENTITLED FOR IN THE, IN RW WEST.
SO IT IS STRICTLY FOR THIS PARTICULAR MULTI, THE RETAIL IS SALES TAX, PROPERTY TAX, AVALARA, ALL THAT IS PAID.
AND SO, AND WHAT, I THINK THERE'S SOME GIVE TOO, RIGHT? ISN'T THERE? CORRECT.
AND SO THE GIVE ON OUR SIDE IS THAT WE PROVIDE 50% OF OUR UNITS AT 80% AREA MEETING INCOME, TALKING, I GUESS ABOUT INFRASTRUCTURE, EXCUSE ME, INFRASTRUCTURE OR SOMETHING LIKE THAT.

AND SO THAT'S, UM, THAT'S REALLY THE, THE BIG STICKING POINT FOR US IS BEING ABLE TO PROVIDE, UH, ACCESS TO THE, THE WORKING CLASS, THE, THE PEOPLE FROM ALL RANGES, BUT THAT CAN MEET THESE REQUIREMENTS TO BE ABLE TO HAVE ACCESS TO THIS TYPE OF HIGH QUALITY, UH, HOUSING YOU MORE, I WAS JUST GONNA SAY, UM, I USED TO LIVE IN THE BAY AREA OF CALIFORNIA WITH THE TECH INDUSTRY AND HOW EXPENSIVE IT WAS.
AND THIS SORT OF PROGRAM IS EXTREMELY COMMON THERE.

AND, UM, IT'S, IT'S A GREAT PROGRAM.

IT'S NOT ANYTHING THAT BRINGS DOWN ANY SORT OF VALUES, ANY OF THE CONCERNS THAT PEOPLE SOMETIMES HAVE.
UM, AND I WAS LOOKING AT, UM, I WAS LOOKING AROUND ON OUR WEBSITE OF WHAT WE PAY FOR, FOR SOME OF OUR STAFF.
AND YEAH, THEY WOULD ABSOLUTELY QUALIFY A, A FAMILY OF FOUR WITH, YOU KNOW, A WORKING PARENT THAT'S IN OUR PD.

THE COMBINED STORAGE IS UP TO 56%, WHICH IS ABOVE WHERE IT WAS LAST YEAR.

SO WE ONLY HAVE LOCALIZED FLOODING.

UH, THAT IS STILL THE STATE RECORD FOR TOTAL RAINFALL IN 24 HOURS.
ALVIN, TEXAS, WHICH IS DOWN BY HOUSTON IN 1979, THEY RECEIVED 43 INCHES IN 24 HOURS, WHICH IS THE RECORD FOR, UM, OVER, UH, OVERALL, NOT TOTAL.

THERE'S ABOUT 230 ACRES I BELIEVE UP HERE, AND THEN WE'RE ABOUT 20 THAT WOULD ALLOW CONNECTIVITY FOR INDUSTRIAL TO GET DOWN TO COUNTY ROAD 1 75 NEAR THAT SCHOOL.

UM, I JUST WANTED TO GIVE A LITTLE BIT OF A BACKGROUND ON HOW WE GOT TO WHERE WE ARE TODAY.
SO AS YOU CAN SEE, THE TIMELINE STARTED IN OCTOBER OF 2023 WHEN WE KICKED THE PROJECT OFF.
UM, A COUPLE MONTHS AFTER THAT, WE ENGAGED THE PUBLIC AT THE OLD TOWN CHRISTMAS FESTIVAL.
THAT WAS OUR FIRST PUBLIC ENGAGEMENT EVENT.
WE ENGAGED THE PUBLIC ON THE EXISTING CONDITIONS, BUT ALSO ASKED THEM HOW THEY WOULD LIKE US TO PRIORITIZE TRANSPORTATION IMPROVEMENTS.
AFTER THAT, WE HAD A FEW MORE ENGAGEMENT EVENTS WHERE WE, UM, WE ENGAGED STAKEHOLDERS VIRTUALLY AND IN PERSON IN AN OPEN HOUSE.
AND AS WE WERE DOING THAT, WE WERE ALSO REVIEWING EXISTING CONDITIONS BY DEVELOPING A NEEDS ASSESSMENT REPORT.
AND THAT NEEDS ASSESSMENT REPORT.
UM, WE CATALOGED ALL OF OUR FINDINGS, AND I'LL GO A LITTLE BIT IN MORE DETAIL ON FUTURE SLIDES.
AND THEN WE DEVELOPED OUR DRAFT CONCEPTS, PRESENTED THOSE AT A PUBLIC OPEN HOUSE.
AND THROUGHOUT THAT ENTIRE TIMELINE, WE ALSO WERE ENGAGING WITH OUR REGIONAL PARTNERS, LIKE T-C-T-R-M-A, CAP METRO, CAMPO, AND WILLIAMSON COUNTY.
AND THAT'S KINDA HOW WE GOT TO THE POINT WHERE WE'RE AT TODAY, WHERE WE'VE DEVELOPED THIS DRAFT PROJECT LIST IN ORDER TO BE ABLE TO SUBMIT THAT TO CAMPO.
AND THEN THE NEXT FEW MONTHS WE'LL BE, UH, FINALIZING THAT LIST, PRIORITIZING THE LIST, AND THEN COMING UP WITH A FINAL REPORT.
SO JUST TO KIND OF HIGHLIGHT SOME OF THE ENGAGEMENT WE'VE DONE TO DATE, LIKE I SAID, OUR FIRST EVENT WAS THE OLD TOWN CHRISTMAS FESTIVAL WHERE WE ENGAGED THE PUBLIC AND REALLY LOOKED OVER EXISTING CONDITIONS, BUT ALSO WANTED TO GET SOME IDEAS FOR WHAT THE PUBLIC WOULD WANT OUT OF THIS CORRIDOR STUDY.
UM, AT THE SAME TIME, WE ALSO OFFERED VIRTUAL ASSESSMENTS, UM, THROUGH ONLINE SURVEYS AND ONLINE MAPS.
WE ALSO HAD THAT PUBLIC OPEN HOUSE WHERE WE PREVIEWED SOME OF THE CONCEPTS.
WE ALSO MET WITH DEVELOPERS AND HAD STAKEHOLDER MEETINGS FOR BUSINESS OWNERS AS WELL.
WE DID THIS THROUGH THOSE VIRTUAL MEETINGS, BUT ALSO THROUGH THE OPEN HOUSE WHERE PEOPLE WERE ABLE TO COME AND LOOK AT THE CONCEPTS AND GIVE US SOME FEEDBACK.
AT THIS STAGE, EVERYTHING WAS STILL VERY MUCH IN DRAFT FORMAT.
WE'RE STILL IN DRAFT FORMAT AND ABLE TO REVISE.
SO THAT'S PART OF THE REASON WHY WE'RE HERE TONIGHT, IS TO RECEIVE ANY FEEDBACK ON THIS PROJECT LIST SO THAT WE CAN REVISE THAT IN ORDER TO SUBMIT.
UH, WE ALSO CONDUCTED A BLOCK WALK WHERE WE WENT DOOR TO DOOR ALONG THE CORRIDOR, ENGAGED WITH THE PUBLIC AND THE, UH, BUSINESS OWNERS ALONG THE CORRIDOR TO GET THEIR FEEDBACK ON THESE CONCEPTS.
AS WE'VE BEEN, UH, DISCUSSING, WE ALSO ESTABLISHED A TECHNICAL WORKING GROUP.
THIS TECHNICAL WORKING GROUP HAD ALL THE AGENCIES ON THIS SLIDE, CAMPO CAP METRO, THE CITY OF CEDAR PARK, T-C-T-R-M-A, AND WILLIAMSON COUNTY.
THESE MEETINGS WERE KIND OF IN THE SAME PROGRESS AS THE COMMUNITY ENGAGEMENT.
FIRST, WE MET WITH THESE STAKEHOLDERS TO DISCUSS EXISTING CONDITIONS, BUT TO ALSO COORDINATE, THERE'S A LOT OF PROJECTS GOING ON IN THE REGION.
SO WE JUST WANTED TO MAKE SURE THAT THIS PROJECT LINES UP WITH THE OTHER REGIONAL PROJECTS AND ALSO GET INTEL FROM THOSE AGENCIES TO BE ABLE TO MAKE SURE THAT THESE ARE GONNA BE IMPLEMENTABLE PROJECTS.
WE ALSO PREVIEWED THE DRAFT CONCEPTS TO THAT WORKING GROUP.
UM, AND SO FAR WE'VE GOTTEN PRETTY MUTUAL SUPPORT FROM ALL OF THESE AGENCIES.
UM, NOT ALLOWED OF PUSHBACK IN ANY DIRECTION.
AND THEN ONCE WE'VE GOT THIS LIST FINALIZED, UM, WE'LL PRESENT ONE MORE TIME TO THE TECHNICAL WORKING GROUP WHERE THEY CAN GIVE US THE FINAL, SAY SOME OF THE ENGAGEMENT TAKEAWAYS.
SO SPECIFIC AREAS OF IMPROVEMENT THAT CAME OUT OF THIS ENGAGEMENT.
UM, A LOT OF PEOPLE WERE ALL FOR SAFETY AND IMPROVING PEDESTRIAN FACILITIES AND CONDITIONS ALONG THE CORRIDOR, BEING ABLE TO FREELY, UM, WALK AROUND THE CORRIDOR, BOTH EAST TO WEST AND NORTH AND SOUTH, BUT ALSO FOCUSING ON INTERSECTION CAPACITY IMPROVEMENTS.
ONE OF THE LARGEST ISSUES RAISED THROUGH THE ENGAGEMENT WAS THAT THERE'S A LOT OF DELAY IN CONGESTION FOCUSED AROUND THE INTERSECTIONS.
UM, SO THAT'S ONE OF OUR FOCUS POINTS THAT YOU'LL SEE LATER IN OUR PROJECT LIST.
SO THIS PROJECT NOT ONLY LOOKS AT TRANSPORTATION, BUT IT DOES LOOK AT LAND USE AS WELL.
UM, AND PART OF THAT IS MAKING THE CORRIDOR A PLACE THAT PEOPLE WANNA SPEND THEIR TIME AND ADDING THINGS THAT GIVE COMMUNITY SPACES, UH, MORE AESTHETICS VALUE AND MORE VALUE IN GENERAL, JUST TO SPEND THEIR TIME.
UM, SO WE HAD GENERAL CONSENSUS WHEN WE WOULD DISCUSS THOSE CONCEPTS WITH THE PUBLIC THAT THEY WOULD ENJOY THE CORRIDOR MORE IF CERTAIN ELEMENTS WERE IMPROVED.

AND THAT KIND OF CONNECTS TO THE PLACE MAKING AND SPECIFIC LAND USE RECOMMENDATIONS.UM, SOME OF THOSE WERE A LITTLE CONTROVERSIAL BECAUSE NO ONE WANTS TO SEE THEIR, UH, SPECIFIC PIECE OF PROPERTY CHANGE WITHOUT THEIR CONSENTS.
AND ALL OF THIS IS, NONE OF THIS IS FINAL.
SO NONE OF THE THINGS THAT WE'VE DESIGNATED, UM, ARE FINAL AT THIS POINT.
UM, BUT AS I SAID BEFORE, WE HAD GENERAL SUPPORT FROM ALL OF THE REGIONAL, REGIONAL AGENCIES THAT WE'VE CONNECTED WITH ON THIS PROJECT.
AND SO NOW I'M JUST GONNA HIT A FEW OF THE HIGHLIGHTS FROM THE EXISTING CONDITIONS OR THE NEEDS ASSESSMENT REPORT THAT WE'VE CONDUCTED.
SO THE GENERAL, UM, NEED THAT WE FOUND IS THERE IS A NEED FOR IMPROVEMENTS TO SUPPORT ALTERNATIVE MODES OF TRANSPORTATION, SUCH AS BIKING, WALKING, AND TRANSIT.
UM, WE'VE ALSO IDENTIFIED SEVERAL INTERSECTIONS AND RAILROAD CROSSINGS ALONG THE CORRIDOR THAT SERVE AS CONGESTION BOTTLENECKS, AS IN WHEN SOMEONE GETS TO THIS POINT IN THE CORRIDOR, THIS IS THE SPOT THAT'S REALLY HEAVILY CONGESTED AND HOLDING PEOPLE BACK FROM EFFICIENTLY MOVING THROUGHOUT THE CORRIDOR.
UM, AND THEN WE'VE ALSO IDENTIFIED MANY KEY SAFETY IMPROVEMENTS SUCH AS ENHANCED CROSSWALKS, UM, ALONG THE CORRIDOR, AND ALSO SOME DEDICATED TURN LANES TO MAKE, UM, TRAFFIC OPERATIONS A LITTLE LESS CHALLENGING.
THE OTHER THINGS THAT WE IDENTIFIED THROUGH THE NEEDS ASSESSMENT REPORT WERE, UM, THROUGH THE CONTINUED COMMUNITY ENGAGEMENT, WE WERE ABLE TO, UH, DISCUSS WITH THE PUBLIC THAT A WELCOMING SENSE OF COMMUNITY AND SPACE ALONG THE CORRIDOR WOULD BE A NICE IMPROVEMENT.
UH, THEY ALSO REALLY FOCUSED ON IMPROVING SAFETY, THAT SENSE OF PLACE, MULTIMODAL ACCESSIBILITY AND ENCOURAGING FUTURE DEVELOPMENT.
AND THEN LASTLY, TO LOOK SPECIFICALLY INTO THE TRAFFIC OPERATION HIGHLIGHTS, WE DID ANALYZE THREE DIFFERENT SCENARIOS ALONG THE CORRIDOR.
WE ANALYZED THE CORRIDOR AS IT EXISTS TODAY AS THAT FOUR LANE, TWO-WAY TURN LANE.
WE ALSO ANALYZED THE CORRIDOR AS A FOUR LANE WITH A RAISED MEDIAN TO SEPARATE ACCESS.
AND THEN WE ALSO ANALYZED THE CORRIDORS, A WIDENED SIX LANE CORRIDOR.
UM, WE FOUND THAT THE FOUR LANE WITH THE MEDIAN AND THE SIX LANE PERFORMED PRETTY SIMILARLY IN TERMS OF CONGESTION, BUT REALLY THE CONGESTION ISN'T, UM, PART OF A LANE CAPACITY PROBLEM.
IT'S MORE OF AN INTERSECTION CAPACITY PROBLEM.
SO THAT'S WHERE WE'VE SHIFTED TO FOCUS OUR IMPROVEMENTS AROUND THOSE INTERSECTION MOVEMENTS, UM, TO DRIVE ADDITIONAL CAPACITY.
UM, AND SO WE'VE KIND OF REASSERTED THROUGHOUT THE PRESENTATION THAT THE NEXT KEY STEP IS SUBMITTING THIS PROJECT LIST TO CAMPO FOR THE RTP SUBMISSION.
AND SO I JUST WANTED TO KIND OF HIGHLIGHT THOSE DETAILS.
AGAIN, THIS SUBMISSION OF THE, THE PROJECT DOES NOT NECESSARILY OBLIGATE YOU TO UNDERTAKE THIS PROJECT.

THERE ARE AMENDMENT WINDOWS, BUT IT'S JUST MUCH MORE COMPLICATED TO BE ABLE TO SUBMIT THROUGH AN AMENDMENT RATHER THAN BY THE ORIGINAL PROJECT CALL.
THIS IS JUST KIND OF A QUICK OVERVIEW TO EXPLAIN THE PROCESS OF HOW YOU GO FROM THE STUDY WE'RE AT.

UM, SO LOOKING AT THE CORRIDOR, WE MENTIONED WE'D LOOKED AT SOME CONCEPT AREAS.
WE HAD FIVE OF THEM, UM, WITH NORTH BEING TO THE RIGHT OF YOUR PAGE.
UM, AND WE WILL GO THROUGH KIND OF LIST FOR THE WHOLE CORRIDOR AND THEN EACH, UM, SEGMENT BY SEGMENT.

UM, ONE OF THE LARGEST NEEDS, ARGUABLY PROBABLY THE LARGEST NEED FOR THE CORRIDOR IS AN ACCESS MANAGEMENT PLAN.AND, UM, CREATING A MEDIAN, UM, AND CURB AND GUTTER ALONG THE CORRIDOR, UH, TO THE EXTENT POSSIBLE AND FEASIBLE.
ONE, IT CREATES A LOT OF ORDER OUT OF CHAOS, WHICH IS RIGHT NOW YOU CAN TURN AT ANY POINT, TURN OUT FROM ANY POINT IN ANY ROADWAY, WHICH CREATES A LOT OF SAFETY, UM, ISSUES.
UM, IT ALSO MAKES THE ROADWAY ACTUALLY MORE EFFICIENT BECAUSE THERE'S LESS FRICTION, UM, YOU COULD SAY TO THE TRAFFIC FLOW ALONG THOSE WAYS.
AND SO WE'RE RECOMMENDING AN ACCESS MANAGEMENT PLAN AND THEN CREATING THOSE, ADDING THOSE TO THE PROJECT LIST, UM, FOR THE ENTIRETY OF THE SEGMENT.
BUT WE DID BREAK IT UP INTO THREE DIFFERENT SEGMENTS, UM, TO HELP QUANTIFY THE COSTS AND, AND POTENTIALLY BREAK IT OUT IF NEEDED IN THE FUTURE, IF YOU WANNA DO ONLY ONE PART OF IT, NOT THE WHOLE THING, THAT SORT OF THING.

UM, LOOKING AT INDUSTRIAL POINT, UM, AREA TO THE NORTH CLOSER TO 180 3 A, UM, AS DEVELOPMENT INCREASES THERE WITHIN LIKE THE MAX P, WE COULD SEE THE NEED FOR A CROSSWALK, UM, NEAR 180 3 A TO BE STUDIED IN THE FUTURE.
SO LET'S ADD IT TO THE LIST AND MAKE SURE THERE'S OPPORTUNITY THERE IF THAT NEED COMES TO, UM, CREATE THAT.
UM, THE INTERSECTION OF US 180 3 AND HERITAGE GROVE, UM, IN THE TRANSPORTATION MASTER PLAN, I BELIEVE IS IDENTIFIED TO POTENTIALLY CLOSE ACCESS THERE.
UM, WE THOUGHT IF ACCESS IS NOT CLOSED THERE FOR ONE REASON OR ANOTHER IN THE FUTURE, WE DO THINK IT LIKELY WOULD MAYBE WARRANT SIGNALIZATION OR AT LEAST ADDING A NORTHBOUND LEFT TURN LANE, BOTH FOR SAFETY AND, UM, OPERATIONS.
SO WE ADDED THAT TO THE LIST, UM, AS WELL AS SIDEWALKS AND SHARED YOUTH PA USE PATHS, WE IDENTIFY IN EACH SEGMENT WHERE THERE'S MISSING GAPS IN SIDEWALKS AND CALL THOSE OUT.
AND CAP METRO HAS A PLANNED RED LINE, UM, SHARED USE PATH THROUGHOUT THE COURSE OF THEIR CORRIDOR, AND SO WE'RE LINING THAT UP TO ALIGN WITH THAT AND MAKING IT A REALLY STRONG CONTENDER FOR, FOR A LOT OF FUNDING SOURCES IN THE FUTURE.
SO WE ADDED THAT THROUGHOUT EACH SEGMENT AS WELL.
SAN GABRIEL, UM, INTERSECTION, UH, CAPACITY IMPROVEMENTS THERE, ADDING TURN LANES, UM, ADDING PEDESTRIAN CROSSINGS, UM, AND PROVIDING MORE CAPACITY TO THAT INTERSECTION.
UM, AND SIMILAR WITH THE SIDEWALKS AND SUVS THROUGHOUT EACH OF THE AREAS FURTHER SOUTH AND OLD TOWN HERE, UM, HERO WAY, UH, ADDING MORE TURN LANES THERE AS WELL.
RIGHT NOW, THE WAY THAT THE LANES ARE CONFIGURED DUE TO TRAFFIC VOLUME, SOME OF THE LANES ARE SHARED THROUGH AND LEFT LANES, UM, AND THAT REQUIRES THE INTERSECTION TO BE RUN SPLIT PHASE, WHICH REALLY JUST MEANS CROSSING EAST AND WEST HAPPENS SEQUENTIALLY, ONE AFTER THE OTHER RATHER THAN POTENTIALLY CONCURRENTLY TOGETHER.
UM, SO BY ADDING MORE TURN LANES, YOU CAN REALLY IMPROVE THE EFFICIENCY OF THAT INTERSECTION A LOT, BUT IT'S A DECENT UNDERTAKING WITH A RAILROAD CROSSING IN THAT AREA AND TRYING TO WIDEN THAT.
SO LET'S PUT THIS ON THE LIST AND, AND TRY TO MAKE A STRONG CASE TO, UM, GET FUNDING ELSEWHERE TO BE SPENT HERE IN LEANDER FOR YOUR CITIZENS.
A SIMILAR SITUATION AT SOUTH STREET, UM, ADDING SOME TURN LANES, UM, THERE'S AN UNSIGNED INTERSECTION OF BROAD STREET SOUTH OF HERO WAY THAT DOESN'T APPEAR THAT IT WOULD WARRANT SIGNALIZATION.
UH, BUT INSTEAD LET'S PROVIDE SOME PROTECTION FOR PEOPLE MAKING THAT MOVEMENT IN AND OUT AND NOT ALLOW LEFT TURNS OUT OF THAT MOVEMENT.

AND SO THE ENTERTAINMENT DISTRICTS CREATE AN APPEALING ENVIRONMENT WHERE EMPLOYEES WANNA LIVE AND WORK, WHICH IS REALLY A SIGNIFICANT, UM, FACTOR WHEN COMPANIES ARE DECIDING WHERE THEY WANT TO PLACE THEIR BUSINESS, YOU KNOW, WHERE THEY WANNA CALL HOME, AND THEY CAN OFFER DIVERSE AMENITIES, RECREATIONAL OPPORTUNITIES, THEREBY REALLY ENHANCING THE OVERALL QUALITY OF LIFE FOR OUR RESIDENTS.
UM, HOW THEY AFFECT EXISTING BUSINESSES.
WELL, THE ENTERTAINMENT OVERLAYS OFFER OPPORTUNITIES FOR EXTENDING HOURS FOR CROSS PROMOTION WITH NEW VENUES, UM, WHICH CAN REALLY HELP DRIVE MORE TRAFFIC AND SALES TO ESTABLISHMENTS.

UM, AT THE TIME WE WERE WORKING WITH GRASS FIELDS, THE PICTURE ON THE LEFT, UM, KIND OF WORKING ON THE OUTFIELDS OF THE BASEBALL SOFTBALL COMPLEX, UM, PUTTING UP TEMPORARY GOALS.
UM, SO IT WAS KIND OF A WORK IN PROGRESS UNTIL WE CONVERTED OVER TO THE, UM, ARTIFICIAL TURF.
UM, CLOSER TO, OH, ONE THING OF NOTE, THEY HAD ABOUT 64 PLAYERS AT THE TIME, YOU KNOW, AS THEY, UH, FIRST WERE, UM, UH, GOING IN THEIR, THEIR LEAGUE AROUND 2001.
UM, MUCH LARGER NUMBERS AS OF TODAY, AND I'LL LET JANE, UH, SPEAK TO THAT MORE.
UM, THE GABRIEL AND JANE SERNA FIELDS WERE OFFICIALLY NAMED IN APRIL OF 2015.
UM, THAT WAS BASED ON THE PASSING OF COACH MR. GABRIEL SERNA AND THEIR 12 PLUS YEARS OF DEDICATION TO THE YOUTH HERE OF, UM, PREVIOUS CONTRACTS THAT WE'VE DONE UP TO THIS POINT HAVE BEEN SEASON TO SEASON.
SO THEY HAVE A SPRING SEASON AND A FALL SEASON, UM, TAKING BREAKS IN THE SUMMERTIME, IN THE WINTERTIME.
UM, AND SO IT WAS SOMETIMES JUST A BENEFIT FOR US TO LOOK AT DATES AT THE TIME AND COMPARE NOTES AND SAY, OKAY, THIS IS WHAT WE'RE GONNA DO FOR THE UPCOMING SEASON, BUT TONIGHT WE'RE LOOKING AT A FIVE YEAR TERM, SO THAT WAY WE CAN LOCK IN DATES ON A MORE LONG RANGE TERM.
UH, BOTH ENTITIES CAN KINDA UNDERSTAND EACH OTHER AS FAR AS, UH, ADDITIONAL PROGRAMMING NEEDS FOR THE PUBLIC, AS WELL AS THE LEAGUES THAT THE CITY PUTS ON.

SO IT'S REALLY TO UNDERSTAND DATES AND NEEDS OF, OF BOTH ENTITIES.
UM, ANOTHER THING OF NOTE THEY PUT ON SUMMER SOCCER CAMPS IN PARTNERSHIP WITH US.

CLUB TEAMS. UM, AND THAT'S JUST BASED ON THE, UH, DRAMATIC INCREASE IN REGISTRATIONS AND PARTICIPATION THAT THEY'VE HAD.
LOOKING AT THE TERMS OF THE ARRANGEMENT, UM, WE ARE LOOKING AT DOING A FIVE YEAR TERM.
UM, TYPICALLY WHEN WE FIRST WENT INTO THE TALKS, WE WERE LOOKING AT A STANDARD THREE YEAR TERM WITH AN OPTION FOR TWO YEAR RENEWAL.
UM, BASED ON SOME OF THE SUBSEQUENT DISCUSSIONS THAT WE HAD, UM, THEY WERE LOOKING FOR LONGER, UH, TERM AGREEMENT.
AND BASED ON THE DEDICATION AND EVERYTHING THAT THEY BROUGHT TO THE MEETINGS, WE AGREED WITH THAT.
AND SO WE'RE LOOKING AT A FIVE YEAR TERM RIGHT OFF THE BAT.
UM, THIS WOULD BE FOR FALL AND SPRING.
WE'D STILL HAVE AVAILABILITY DURING THEIR OFF SEASONS FOR THE GENERAL PUBLIC TO RENT OUT THE FIELDS.
ONE THING THAT'S A CHANGE AS A HIGHLIGHT IS THE LIGHT FEES.
SO WE DO HAVE SPORTS LIGHTING THERE AT THE FIELDS, UM, THAT THEY UTILIZE.
AND THE FORMER RATE WAS $10 PER HOUR.
WE'RE GONNA GO BACK UP TO THE GENERAL PUBLIC RATES, WHICH IS $20 PER HOUR, $30 FOR THE ENTIRE, UH, FIELDS FOR ONE HOUR RATE.
UM, THE OTHER THING OF NOTE IS, UH, FOR YEARS FOUR AND FIVE, WHICH STARTS FALL OF 2027, UM, WE'LL GO UP FOR OUR WEEKLY RATES.
INSTEAD OF THE $500 PER WEEK, IT WOULD BE $550 PER WEEK.
SO A 10% INCREASE STARTING IN YEAR FOUR.
THE INITIAL YEARS STARTING THIS FALL THROUGH SPRING OF 2027 WILL REMAIN THE EXACT SAME.
UM, OTHER THAN THE INCREASE ON THE LEFT HAND SIDE, WHICH AGAIN IS THE LIGHT FEES.
UM, BUT EVERYTHING ELSE IS THE SAME AS IT'S BEEN FROM THE SEASON TO SEASON.

SO WE SPENT A LOT OF TIME CLEARING ROCKS BEFORE WE, UM, PLAYED.
AND IT'S ALSO RIGHT OFF 180 3, SO IT'S NOT IDEAL IN A LOT OF WAYS.
SO WE CAME TO THE CITY, UM, WITH, INTERNALLY WE STARTED TALKING ABOUT MAKING A 5 0 1 C3.

UM, WE'VE GROWN TO 17 SELECT TEAMS. UH, MANY OF OUR PLAYERS PARTICIPATE ON THEIR MIDDLE AND HIGH SCHOOL TEAMS. THERE WAS ONE LOCAL HIGH SCHOOL TEAM THAT WENT TO THE STATE CHAMPIONSHIPS AND UH, WE TOOK A PICTURE, I SHOULD HAVE BROUGHT IT.
AND, UM, THREE FOURTHS OF THAT TEAM HAD PLAYED IN OUR CLUB.
SO WE WERE REALLY PROUD OF THAT.
WE FEEL LIKE WE MADE A BIG IM IMPACT IN THE AREA IN IMPROVING LOCAL SOCCER SKILLS IN A AND AGAIN, AFFORDABLE WAY.
UM, AND SOME OF EARNED COLLEGE SCHOLARSHIPS.
SO WE'RE PROUD OF WHAT WE DO AND WHY WE MATTER.
