THE, THE ROAD THERE, THE TURN LANE GETS TO BE ABOUT 25 CARS LONG ACTUALLY THERE

THAT WOULD INCLUDE A FOOD PANTRY DONATION CENTER AND A THRIFT STORE.
UM, THEY ALSO WANNA KEEP THE OPTION OPEN THAT IF, UH, THEY CHOOSE NOT TO DEVELOP THE LOTS, THEY COULD HAVE TINY HOMES.

SO A LITTLE BIT ABOUT THE FORTUNE GROUP.
THEIR MAIN FOCUS, THEY HAVE 22 PROJECTS IN THE WORKS THAT ARE EITHER OPEN, THE CLOSEST ONE IS IN BUILTIN.
IF YOU HAVE THE OPPORTUNITY TO GO BY AND SEE ONE, I RECOMMEND IT FIRST CLASS.
UM, IN THIS PROJECT IN PARTICULAR, UM, I'M PERSONALLY EXCITED ABOUT THIS FOR THIS PART OF LEANDER TO REALLY ACTIVATE EMPLOYMENT AND SALES TAX.
THEY HAVE PROJECTS ALL OVER TEXAS AND THE UNITED STATES AND THESE ARE SOME OF THE CO-TENANTS THAT THEY WORK WITH.
THIS IS AN EXAMPLE OF A PROJECT THEY'RE DOING, UM, AT RONALD REAGAN.
AND THIS IS THE CONCEPTUAL LAYOUT FOR THE PROJECT THEY INTEND TO DO HERE ON THE GILPIN LAND.
THEY INTEND TO DO ABOUT 8,500 TO 9,000 SQUARE FEET OF RETAIL WITH A 4,500 TO 6,000 SQUARE FOOT STORE FOR C STORE.
UM, LAKE LINE IS ON THE FAR LEFT AND THEN HERE AWAY IS ON THE TOP.
THE BRAND OF THE C-STORE WILL BE THEIR KUDOS BRAND.
IT'S FIRST CLASS AND LIKE I MENTIONED EARLIER, THIS PROJECT WILL LIKELY BRING 60 EMPLOYEES TO THIS AREA.
THE RETAIL WILL BE SINGLE STORY AND 8,500 TO 9,000 SQUARE FEET.
AND THIS IS GENERALLY WHAT THEY INTEND TO DO WITH THE PRODUCTS.
IT'S A GOOD IDEA OF THEIR CONCEPT.

THIS IS, UM, AN AMENDMENT PROPOSED BY STAFF TO MAKE CHANGES TO THE, UM, COMPOSITE ZONING ORDINANCE.
UM, OVER TIME WHEN STAFF STARTS TO SEE A FREQUENCY AND REQUEST FOR VARIANCES OR PS, WE TRY TO MAKE CHANGES TO THE ORDINANCE TO ACCOMMODATE IT SO WE DON'T HAVE TO KEEP COMING UP WITH SPECIAL, UM, PLANNING UNIT DEVELOPMENTS FOR APPLICANTS.
SO THIS IS ONE, UM, WHERE WE'VE SEEN AN INCREASE, UM, WHEN PEOPLE ARE USING THE TYPE TWO SITE COMPONENT, UM, THEY NEED A LARGER BUILDING AND IT MAKES SENSE FOR THE, FOR THEM TO HAVE THE LARGER BUILDING 'CAUSE THEY'RE NOT ADJACENT TO A RESIDENTIAL PROPERTY.
SO THE INTENT OF TYPE TWO IS TO ENCOURAGE SMALLER SCALE STRUCTURES BY SINGLE FAMILY, BUT IT ALSO PREVENTS OTHER THINGS THAT UM, THE CITY SOMETIMES SEES AS A BENEFIT LIKE GAS STATIONS AND CAR WASHES.
SO IT'S A WAY TO LIMIT CERTAIN THINGS.
SO WE'RE PROPOSING AN AMENDMENT TO THE, THE ORDINANCE, UM, TO INCLUDE LANGUAGE TO REMOVE THE BUILDING SIZE LIMITATION WHEN YOU USE THE TYPE TWO SITE COMPONENT WHEN A PROJECT'S NOT NEXT TO SINGLE FAMILY.
SO IT MIRRORS WHAT WE'VE BEEN APPROVING WITH MINOR PUDS OVER TIME.
UM, THIS WAS REVIEWED BY THE PLANNING AND ZONING COMMISSION DURING THE, UM, OCTOBER 10TH MEETING AND THEY DID RECOMMEND APPROVAL OF THE REQUEST AND I'M GLAD TO ANSWER ANY QUESTIONS AFTER THE PUBLIC HEARING.

AS YOU ALL KNOW, A PORTION OF OUR WASTEWATER, UM, IS TREATED IN OUR OWN PLANT AT 2243 AND THEN A APPROXIMATELY, PROBABLY HALF OF THE CITY GOES TO ROUND ROCK, UM, AS PART OF A REGIONAL SYSTEM.
SO, UM, LEANDER INITIALLY RENTED CAPACITY, UM, IN THE SYSTEM AND IN 2023 WE, WE BECAME A 12.82%, UH, OWNER IN THAT SYSTEM.
SO THE EAST WASTEWATER PLANT IS IN NEED OF SOME REHABILITATION.
SO THIS ILA KINDA DETAILS HOW THOSE COSTS ARE ALLOCATED FOR THE REHABILITATION.
SO, UM, WE'LL BE WORKING, UH, IN THE COMING YEARS THIS FISCAL YEAR.
WE, UM, THE B-C-R-W-W-S UM, BUDGETED FOR THE DESIGN OF THESE REHABILITATION, UM, ITEMS. AND THEN WE WILL KIND OF COST PARTICIPATE IN THE NEXT FIVE YEARS, UM, FOR THE REHAB.
SO ONCE THEY'RE DETERMINED, YOU KNOW, WE'LL KIND OF PROGRAM THOSE OUT IN THE NEXT, UM, FEW FISCAL YEARS.
SO IN FY 25 IT'LL JUST BE THE DESIGN COST, WHICH FOR LEANDER IS ESTIMATED AT THAT $128,000.
